RESOLVED, That the Council of the City of Saint Paul does hereb3r approve
the dwellin� lease as it pertains to 1386 Arkwright Street, Saint Pa.ul,
Minnesota, which property was acquired. by the City for the Arlington - Arkwright
Park, and the proper City officers are hereby authorized and directed to execute
on behalf of the City the said dwelling lease between the City and Leonaxd G.
and Lois S. Coffeen, a copy of said dwelling lease being attached hereto and
incorporated herein by reference.

The Tenant agrees to keep tne premises continually in a neat, clean,
and orderly condil:ion and wil_Z keep the sidewallcs in Pront of and along
side said premises cleaned of i.ce and snow or other ob,jectionable material.
A11 ashes, garbage and reflise of any kind is to be removed by the Tenant
or at the Tenant's expense.
The Tenant agrees to maYe no claim'and to hold the City harmless f�om
claims of others whi_ch may arise on account of personal injury occurring in
or about the premises or for loss or damage to personal property.
The City, through its authorized emg3.oyees or agents, shall have the
right to enter the premises at �.r�y time for the purpose of inspection or
repair for the premises ox equipment therein, or for such other purposes
as may be deemed necessaxy by �he City.
The City sha11 have the ri�ht, without notice, to sell, destxoy, or
otherwise dispose of any personal property left on the premises by the
TenanL af`ter he has vacated or abandoned. his dwellirig unit or been evicted
therefroffi.
1Qo repairs or alterations shall be ma.de except with the knowledge and
consent of the City. The Ten�,nt is to be responsible for and will mend at
his awn cost any and all breaka.ge and da.mage done to ar�y paxt of the premises.
The Tenant sha11 replace at his own expense ar�y glass broken on said premises
during the continuance of the lease.
The Tenant a.grees that all utilities, gas, electricity, water, and fuel
' for heating are to be provided by him.
The Tenant shall turn in keys to the premises to the City Division of
Assessments and Valuations, Room 286, City Hall and Court House, irmmediately
upon vacating premises.
All terms and conditions of this Dwelling �Lease axe hereinabove flitly
set forth, and the parties hereto covenant and ���resent tha:t they have na
flirther a.greement or understanding except as follows:
