Recreation Division, be and hereby is granted a permit
to install a 60-car parking lot on property located on
vacated Griggs Street between Marshall and Carroll Avenues,
more particularly described as follows :
Blocks 2, 5, 6, 7, 9 and 10, D. W.
Ingersoll' s Addition;
all in accordance with revised plans dated Received March
4, 1974; subject to the condition that said applicant-permittee,
and its successors and assigns, shall make due compliance with
all applicable provisions of municipal ordinances, state statutes
and rules and regulations of public authorities having cognizance.

Dear Madam:
This is written in response to the application of the City of St. Paul,
Parks and Recreation Division, for a permit to install a 60-car parking
lot on property located on vacated Griggs between Marshall and Carroll.
This property is further described by the legal description on file.
This matter was heard by the Board of Zoning on January 10, 1974, at which
time staff explained where the parking stalls would be located. Staff
recoBmnended approval of the perniit subject to the changes requested by the
Traffic Engineer and Sewer Engineer.
A motion to recommend approval of the permit sub,ject to these changes -
carried unanimously.
Revised plans received March 4, 1974, meet design standards.

A. �ONING HISTORY: There is no zoning history for this site,
B. AREA ZONING: The area to the south and east is predominantly '�B" Residential
with frontages on Lexington zoned "C" Residential and on Se lby zoned Coannercial.
The area to the west is industrially zoned as is the area to the north across
the freeway.
C. DESIGN STANDARDS: Revised plans received M,arc�i 4, 19�4, meet design stat�dards.
D. FRONTAGE AND AREA: The site has a frontage of approximately 1350 feet on
Marshall, 750 feet on Carroll, 600 feet on the freeway frontage road, 550
feet on Syndicate, for an area of approximately 952,500 square feet.
E. STTE CONDITIONS: The site is developed with permanent shuffel board courts
adjacent to the proposed parking on the Marshall Avenue side. A grandstand
structure stands east of the northerly lot. Area to the west of the proposed
facility is presently occupied by skating facilities and a warming house.
F. AREA CONDITIONS: The area to the east is occupied by Central High School.
South of Marshall Avenue the area is primarily residential. To the west the
Concordia College campus lies between Dunning field and the Industrial area
west of Ham l�ine. Intersta�e._94.__serv_ice drive forms part of the northerly
