This matte� wss hesrd st the Septea�ber b, 1973, Board of Zo�ing pubiic
hearing. Staff reported thst along with minor revisions, the Sewer
Design Division needed a d�ainage plan befo�e they could approve the plsn.
A motion was made and seconded to recan�nend approval of the permit subject
to the Sewer Design Divisions approval of the plan. The motion carried
unanimously.
Revised plans �eceived Deceraber 27, 1973, meet design stsndards and have
the approval af the Sewer Design Division..

8. STAFF INVESTIGATION & REPORT: Date: August 31, 1973 By: PLR
A. HISTORY: This parcel was part of a large tract rezoned to Commercial in
1957. A permit to install a filling station on the southern portion of this
site was approved in May, 1967. In 1972, an appeal for a variance from the height
limitation for a sign was denied by the City Council. A new permit for a
filling station on the southern portion was approved in 1973.
B. AREA ZONING: The area north of Burns Avenue east of White Bear Avenue
including this site is zoned Commercial as is a parcel directly across
White Bear Avenue. The rest of the area around the intersection of
White Bear Avenue and Burns is zoned "A" Residential. -
C. DESIGN STANDARDS: Revised plans dated Decanbe� 27, 1973, meet d�sign standards.
D. FRONTAGE AND AREA: The site has a frontage along White Bear Avenue of
250.30 feet and along Suburban Avenue of 197.26 feet. It has an area of
24,687.09 square feet. '
E. SITE CONDITIONS: The southern portion of the site is developed with a
filling station. The northern portion on which this parking lot is proposed
to be built is vacant and lower, being well below the grades of White Bear
Avenue and I-94.
G. AREA CONDITIONS: Suburban Avenue is under construction along which is vacant
land until it approaches Ruth Street where it is fronted by Co�nercial uses.
The area south of Suburban along the east side of White Bear Avenue is swa•npy
beyond which are residential uses.
