In 1972, an appeal for a variance from the height limitation for a sign was denied by the City Council. A new permit for a filling station on the southern portion was approved in 1973. B. AREA ZONING: The area north of Burns Avenue east of White Bear Avenue including this site is zoned Commercial as is a parcel directly across White Bear Avenue. The rest of the area around the intersection of White Bear Avenue and Burns is zoned "A" Residential. - C. DESIGN STANDARDS: Revised plans dated Decanbe� 27, 1973, meet d�sign standards. D. FRONTAGE AND AREA: The site has a frontage along White Bear Avenue of 250.30 feet and along Suburban Avenue of 197.26 feet. It has an area of 24,687.09 square feet. ' E. SITE CONDITIONS: The southern portion of the site is developed with a filling station.
