RESOLVED, That Boca Chica Taco House be and hereby is
granted a permit for a fast food restaurant on property
located on the southwest corner of Wabasha and Delos, more
particularly described as follows :
All that part of Lot 1, Block 33, West
St. Paul Proper, which lies westerly of
South Wabasha Street (formerly Dakota
Avenue) , and the north 28 feet of Lot 2,
Block 33, West St. Paul Proper, according
to the plat thereof on file and of record
in the office of the Register of Deeds.
Also, those portions of Delos Street and
Terrace Park abutting upon the land above
described and particularly described as
follows, to-wit: Commencing at the point

Dear Sir:
This is written in response to the application of Boca Chica Taco House for a
permit for a fast food restaurant on property located on the southwest corner
of Wabasha and Delos, and further described by the legal description on file.
The Board of Zoning heard this matter on November 15, 1973. The staff reported
that the plan meets design standards. Staff stated that Delos Street, one-half
of which is to be part of the site, is not yet vacated, but that a vacation
petition had been filed. Staff recommended approval of the application provided .
no construction take place within Delos Street until vacated and provided further
that, should Delos Street not be vacated, that a barrier be placed along the north
property line in order to seperate the parking lot from the street.
A motion was made which included staff reco�endations on Delos Street, was
seconded, and passed unanimously to reco�nend approval of the permit.
Plans were received November 12, 1973, which meet design standards.

A. HISTORY: There is no zoning history for this site.
B. AREA ZONING: The area is a mixture of multiple-family, commercial, light
and heavy industrial zoning. The area immediately around the site is zoned
commercial. The light industrial zone begins on the north side of Delos.
To the north of Delos and on the east side of Wabasha is a large "C"
Residential zone.
C. DESIGN STANDARDS: Revised plans meet design standards. • �
D. FRONTAGE AND AREA: The lot is 96 feet deep, with a frontage on Wabasha of
50 feet for the proposed parking lot. The parking lot is 4800 square feet in
area. The restaurant building on the adjoining lot covers about 1000 square
feet.
E. SITE CONDITIONS: The site is presently vacant, and is graded to meet the
grade on Delos Street.
, F. AREA CONDITIONS: The site abuts the river bluffs at the rear of the lot. The
immediate area along Wabasha is developed commercially. The Rio Vista housing
development is nearby to the north.
