RESOLVED, That Construction 70, Inc. be and hereby is
granted a permit to remodel an existing service station on
property located on the east side of the frontage road of
I-35E between Larpenteur and �heelock Parkway, more par-
ticularly described as follows:
Lots 2 through 8, and Lot 9, except
parkway, Block 2, Kavanagh and
Dawson's Addition;
all in accordance with plans dated Received August 22, 1974;
subject to the condition that said applicant-permittee, and
its successors and assigns, shall make due compliance with
all applicable provisions . of municipal ordinances, state
statutes and rules and regulations of public authorities
having cognizance.

This is written in response to the application of Construction 70, Inc.
for a permit to remodel an existing service station on property located
on the east side of the frontage road of I-35E between Larpenteur and
Wheelock Parkway. This property is further described as follows:
Lots 2 through 8, and Lot 9, except parkway, Block 2, Kavanagh
and Dawson's Addition.
This matter was heard by the Board of Zoning on September 19, 1974.
Staff reported that the plans met design standards and they reco�nended
approval of the permit. It was explained that the remodeling would be
an addition of an overhead door to the rear of the building to funnel
traffic through the car wash.
A motion to recommend approval of the permit carried unanimously.
Plans received August 22, 1974, meet design standards.

A. HISTORY: In 1965, tfiis property was rezoned from "A" Residence to Commercial .
A Special Use Permit to install and operate a new filling station was granted
in December of 1965.
B. AREA ZONING: The east side of the I-35� frontage road on both sides of
Wheelock Parkway are zoned Commercial . "C" Residential zoning exists on
the south side of Larpenteur just east of the subject �site. The �est of
the immediate area is zoned "A" Residential .
C. PROPOSAL: The plan submitted shows the only changes in the existing
filling station plan to be the addition of an overhead door to the rear
of the building, and relocation of the trash enclosure.
D. DESIGN STANOARDS: p�ans received August 22, 1974, meet design standards.
E. FRONTAGE AND AREA: The site has frontages of 124.85 feet along Larpenteur
and Wheelock Parkway and 290 feet along the I-35E frontage road and Slaan
Street, for an area of 36,206.5 sq. ft.
F. S}Tf CONDITIONS: The site contains a Phillips 66 service station. The
lot is level , paved and at street grade.
G. AREA CONDITIONS: An apartment exists immediately to the east of the
subject site. Another filling station is across Wheelock Parkway from
the site. The rest of the area is developed residentiaily.
