RESOLVED, 3'hat upon and pursuant to the pertinent appeal,
under the Zoning Code, by The Lentsch Company, Inc. , owner
of the subject real estate, situate in the City of Saint Paul
and desc�ibed as:
Lot l, Block 2, The First Church of
the Nazarene Addition;
that the provisions of said Zoning Code hereby are determined
and varied as and to the extent necessary therefor to relax
minimum lot siz� requirements to construct a duplex, subject
to the condition that said appellant, and its succe�sors and

Dear Madam:
This is written in response to the appeal of The Lentsch Campany, Inc.
to relax minimum lot size requirements on property located on the
southwest corner of Nebraska and Bradley. This property is further
described as follows:
Lot, Block 2, The First Church of the Nazarene Addition
This matter was heard by the Board of Zoning on May 16, 1974, at which
time the staff report was given.
A representative for the applicant explained that the house already
exists and was not aware of any neighborhood objections.
One neighbor appeared stating they have had parking problems in the area,
and was told the applicant would have to provide three off-street parking
spaces.
A motion to recommend approval of the appeal carried unanimously.

Ladies and Gentlemen:
Please be advised that we represent The Lentsch Company, Inc. , of
165 University Avenue (222-4711) .
The Lentsch Company, Inc. is the owner of Lot l, Block 2, The First
Church of the Nazarene Addition (survey attached hereto) located at
the southwesterly corner of East Nebraska and Bradley Street.
This is a corner lot zoned '7�' Residential, which size and location
lends itself to duplex construction.
Pursuant to the Legislative Code, a duplex could be properly constructed
if the area consisted of 7500 square feet. Because of the rounding
of the corner (see attached plat) , the area encompasses only 7316 square
feet; therefore, there is a shortage of 184 square feet, representing
approximately 2-1/2� of the total area.
The Lentsch Company, Inc. respectfully requests a variance under
Chapter 64.0310(1) , which permits the erection of homes to be used
by two families upon corner lots in "A" Residence District, where
said lots have a deficiency of not more than 10� of the area require-
ments.
Due to mutual misunderstandings as to the nature and necessity of
this appeal, construction has already begun of the duplex, which
has met all of the required building ordinances.
I enclose herewith a filing fee in the sum of $20 . 00. I would sincerely
appreciate expeditious handling of this appeal. Thank you for your
anticipated courtesy in this matter.

C, VARIANCE: The minimum lot size for a duplex in an "A" Residential district is
7500 square feet. Because the lot is rounded at the corner, the area is
7316 square feet, 184 square feet or 22.% short of that required. "
D. AREA ZONING: The area is zoned "A" Residential.
E. SITE CONDITIONS: The site contains a newly-constructed duplex. The lot is at
�rade but a steep slope adjoins the property on Bradley.
F. AREA CONDITIONS: The area is developed primarily with single family homes. Parts
of the block are vacant. A church exists across the street.
