A. HISTORY: There is no zoning history for this site,
B. AREA ZnNING: The area north of Holly and west of Kent down to Portland is mainly
"C" Residential. South of this area is predominantly ."A" Residential.
C. FRONTAGE AND AREA: The lot has a frontage of 50 feet on Holly and a depth of
143.20 feet, for an area of 7,160 square feet.
D. STANDARDS: The Department of Housing and Building Code Enforcement defines this
as a "facility for the care of sick persons" (60.15, amended July 14, 1970), and
as such is allowed in a "C" Residential district or lower.
E. PROPOSED ZONING CODE: This area is proposed to be zoned RT-2. This facility
would be a permitted use in this district subject to certain conditions. The
� applicant proposes to have 12 residents, which is the maximum number allowed under
the new Code. The lot size that would be required is 14,600 square feet. As
they have 7,160 square feet, they would be 48% short of the size required.
F. SITE C�NDITI�NS: The site contains a duplex in good condition,
G. AREA CONDITIONS: The area is predominantly developed with single and multiple
family dwellings, There are three churches within a block's radius.
