This is written in response to the application of Hennan Bauer for a perinit
to install and operate a used car lot on property located on the south side
of Arlington between Jackson and I-35E. This property is further described
as follows:
J. W. Bass Garden Lots, Lots 3 through 18 and 33 through 29, part
northerly of Water Works right-of-way of following, except West 97.5
feet of East 111 feet of North 133 feet of West '� of Lot 5 and except
West 4-3/4 acres of Lot 6 and East 125 feet of West 4-3/4 acres of Lot 6.
This matter was heard by the Board of Zoning on April 18, 1974. Staff
reported the conditions upon which the various City departments would approve
the plan.
Mr. Bauer briefly explained that they are in the business of buying and
selling. He explained that he cannot control the way his custatners park.
One neighbor appeared in opposition to the permit because of the rat problem
the operation has caused.
A motion to recounnend approval carried unanimously. During the vote, it was
stated that concise plans which meet the approval of Public Works should
be submitted.
Plans received June 28, 1974, meet design standards.

A. HIST�RY: In 1952 a permit for a dismantling yard was submitted and subsequently
withdrawn. In 1966 a permit for a gasoline filling station was approved. An
application for a dismantling yard was denied in 1967. In 1968 an application
for a permit for a used car lot was withdrawn. An application for a permit
for a used car lot was submitted in 1969 but the file was closed for lack of
plans.
B. AREA ZONING: The south side of Arlington is Light and Heavy Industrial.
The north side is "C" Residential.
C. DESIGN STANDARDS: Plans received June 28, 1974, meet design standards.
D. FRONTAGE AND AREA: The site has a frontage of 60 feet on Arlington and a depth
of 100 feet, for an area of 6,000 sq. ft.
E. SITE CONDITIONS: The site contains a metal reclamation facility and used •
automotive parts sales, .
F, AREA CONDITI�NS: The north side of Arlington is developed with McDonough
housYng project. The south side contains commercial and light industrial uses.
