This matter was heard by the Board of Zoning on July 18, 1974, at which time staff recaa�ended approval subject to the plans meeting Building Department requirements. One neighbor asked if the matter could be tabled as one interested neighbor was out of town. She stated she was concerned about the traffic this facility generates. It was explained to her that there would be another public hearing before the Citq Council in approximately three weeks. A motion to recounoaend approval of the permit carried unanimously. HISTORY: In 1964, an appeal was granted to construct an addition to an existing nursing hame, to increase the bed capacity from 52 beds to 70 beds, and to relax the required 16 foot setback from Irvine Street to 14 feet. In 1963, an appeal to construct and operate a 52 bed nursing home and an application for a permit for a 37-car parking lot were granted. This property was rezoned from "A" to "C" Residence in 1963, B. AREA ZONING: The area above the bluff is zoned "A" Residence. Properties to the northeast are zoned "A" and "C" Residence. To the southwest the zoning is "C" Residence, The Pleasant Avenue area to the east-southeast is zoned Cammercial. Due south of the site the zoning is "B" Residence. C. FRONTAGE AND AREA: This site has a frontage of 232 feet on Irvine, 180 feet on Pleasant, and an average depth of 100 feet, for an approximate area of 54,868 square feet. D. PROPOSAL: The applicant proposes to construct an office addition to an existing nursing home. E. SITE CONDITIONS: A substantial portion of the site has extreme steep slope conditions which renders the property difficult to develop. The site is bounded on the Southeast by the Pleasant Avenue highway corridor and on the Northwest by Irvine Avenue, The existing structure is about 10 years old and the structure and grounds are maintained in good condition. � F. AREA CONDITIONS: Over the past several years, acquisition and demolition of structures in the vicinity has virtually eliminated the cammercial use in the immediate area.
