A. ZONING HISTORY: In 1960, permission was granted by the Council to extend
a multiple-family use from land zoned Coa�ercial onto the site now being
considered, which was zoned "A" Residence. The time for the completion of
the proposed project was ex.tended to May 15, 1965. In 1971, a permit to
install a 340-car parking lot to be used in conjunction with an apartment
complex was issued.
B. PROPOSAL: The applicant proposes to construct an access drive on the site to
serve the north side of the building.
C. SUFFICIENCY: In a letter dated September 25, 1973, the Director, Department
of Finance and Management Services, declared the petition sufficient.
D. FRONTAGE AND AREA: The site fronts on Wilson Avenue for a distance of
about S10 feet. The total area of the site is approximately 47,500 sq. ft. ,
or about 1.5 acres.
E. AREA ZONING: The site is entirely surrounded by co�ercial zoning. Across
Wilson Avenue all the land is zoned "A" Residence.
F. SITE CONDITIONS: The site is landscaped and contains some sidewalks serving
___ the adjacent apartment building. _ _ _ _ _ _ ___ _ __ __ _
G. AREA CONDITIONS: The site is surrounded on three sides by the Bradley
Apartment complex. The area across the street is a rolling vacant park-like
area. Other portions of the land across the street are filled with single-
family homes. Nearby also are a playground, public library, and a commercial
_ shopping area. The 3M complex is just across McKnight Road to the east.

Trust to rezone, from "A" Residence to Commercial, roperty located on the
south side of Wilson between Pederson an . This property is
further described by the legal description on file.
The Board of Zoning heard this matter at its public hearing on November 1, 1973.
The area of the site is 47,500 square feet. The staff reported that the
neighbors had asked tihat thi:s 'sr�te be •.rezoned .for a 'parkZ�.g lot��because of a lack
of parking in the area. The plan submitted would meet design standards with
minor revision. The staff recommended approval of the rezoning since the
parking lot will add convenient parking facilities, give access to +-ti^
buildings for deliveries and fire �ighting equipment - ^- - �

We have discussed the application of Bradley Real Estate
Trust to rezone a small area in front of Bradley House Apartments
with the staff of the City Planning Office. .= � �; <, ; - - ,. .. _
They have requested that we change the requested zoning
from commercial to multi-family inasmuch as the lower zoning would
still allow for the driveway rieeded while assuring the i�esidents
that we have no intention of using the property in any other way.
Bradley Real Estate Trust has no objection to this amendment to the
petition so long as it does in fact allow the driveway to be built.
We therefore ask that the petition be amended.
