RESOLVED, That the proper City officers are authorized and directed
to execute on behalf of the City of Saint Paul , Lease Agreement with the
Gospel Temple for use of its premises at 247 N. Grotto Street, Saint Paul ,
for a special health education project of the Department of Community
Services in the Summit-University area; said lease of the premises to be
for October, November and December, 1975, at a rental of $200.00 per
month, with renewal options for the calendar year 1976; a copy o£ said
Lease Agreement to be kept on file in the Department of Finance and
Management Services.

THIS LEASE AGREEMENT, Ma.de and entered into this lst day of
October, 1975, by and between the GOSPEL TEMPLE, 247 North Grotto,
Saint Paul, Minnesota, hereina.fter referred to as "Temple", and
the CITY OF SAINT PAUL, Minnesota, hereina.fter referred to as

WITNESSETH:
THE T�'iPLE AND ��ITY DO HEREBY MUTUALLY AGREE AS FOLLOWS:
1. Tha.t Temple leases to the City that portion of the basement
of its building, located in the Southern lowest level thereof, at
247 North Grotto Street, including ten (10) adjacent roo:ns provid-
ing kitchen, kitchen facilities and storage space.
2. That Temple will, by Janua.ry 1, 1976, and at its own ex-
pense, ma.ke the following improvements to the leased areas and
ingress and egress ways: .
(a) Make all repairs necessary to :neet housing code
regulations;
(b) Removal of excess furniture and other v.nused
items;
(c) Repair and clean toilets;
. (d) Install handrails at the Marsha.11 Avenue entrance;
(e) Install light in the Marsha.lT Avenue entrance
area if no light exists;

(f) Install ceiling in the areas that lack ceiling;
(g) Provide pa.int and porch and deck enamel for
the floors and the walls where painting is necessary;
(h) Paint or carpet the South and North steps lead-
ing into the leased area;
(i) Install a heating system which can be controlled
within leased area to reduce excessive use of fuel;
(j ) Install individual light switches in the side
rooms so tha.t they can be turned off when not in use;
(k) Install locks on the toilet doors for the pur-
pose of security and controlling traffic; and �
(1) Repair areas in the f loor which may be ha.zardous.
3. That Temple acknowledges and approves of the use of the
leased area for a special health education project in the Summit-
University area and other community-related programs as ma.y be con-
. ducted by the City.
4. That Temple will maintain and care for, at its own expense,
the yard and sidewalks, including the removal of snow and ice and
the cutting of grass.
5. That Temple will maintain in working order, at its own
expense, the windows, doors, electrical circuits, heat�ng facilities,
water and sewage systems, and gas and electrical services necessary
� to the effective use of the leased �rea.
6. Tha.t Temple will provide, at its own expense, on-site rub-
bish disposal facilities and rernoval for the benefit of the City.

7. Tha.t City shall provide, at its own expense, janitorial �
services for the leased spa.ce and telephone installation.
8. Tha.t City shall not, except with the permission of Temple,
install any signage on or about the Temple's facilities.
9. Tha.t City leases the premises for the period of October,
November and December, 1975, at a rental rate of Two Hundred Dollars
($200.00) per month, receipt of rentals for the above months being
acknowledged by the Temple.
10. Tha.t City will save and hold the Temple ha.rmless from any
and all claims arising out of its use hereunder unless the claim is
occassioned by the Temple' s negligence. '
11. Tha.t the City ma.y renew this lease at the same terms and
conditions as recited herein for the months of the calendar year
197b upon written notice to Temple during December, 1975.
12. That this agreement may be cancelled at any time that
funding for the programs recited above is discontinued or termina.ted
by the City.
