WITNESS, that the said party of the first part, in con- f I sideration of the sum of One Dollar ($1 . 00) and other good and ' valuable consideration to it in hand paid by said party of the ` second part, receipt whereof is hereby acknowledged, does hereby grant a permanent easement for sewer and water purposes unto the said party of the second part, or its assigns . This agreement shall be in lieu of any rights either party may claim through previous conveyances.
