This matter was heard by the Current Planning and Zoning Committee on May 20, 1976. It was stated that the purpose of said pe�ition is to allow proposed addition to the existing building. The rezoning classification would classify the property in such a manner as to reflect the total site in one particular zoning district, that being OS-1 . After a brief discussion of their proposal , a motion to recommend approval of the rezonipg carr�ed unanimous7y. Sufficiency: In a letter dated April 26, 1976, the Director, Department of Finance and Management Services, declared the Petition sufficient with the owners of 21 out of 30 eligible parcels having signed said petition. B. Proposal: The appellant proposes an addition to the existing building. C. Frontage and Area: The proposed site it 180 feet along Beacon Avenue and is 100 feet in depth, and is approxinnately 18,000 square feet in area. D. Site Conditions: The subject site consists of five lots. Two lots have single family homes on them, and the other three lots are currently vacant. The site is bounded by the property line of an adjacent lot to the north, the current Bell Telephone structure to the south, Beacon Avenue to the east, and an alley to the west. The site is at street grade and level in all directions. E. Area Conditions; The area is developed primarily with single family dwelling units on medium to small lots. The housing is of the post-war construction period. There are only five multi-family dwelling units in the immediate area. There are five vacant lots in the area: The site comprises three of them. F. Findings: Rezoning of the proposed site from RM-2 to OS-1 is a two step move, of graduated intensity in Zoning districts. The remainder of the block which is the subject site is located on is zoned OS-1, P-1, and B-3. Rezoning said property would classify the total telephone company ownership in a single zoning district. The current Northwestern Bell facility is zoned OS-l. The proposed construction and addition of off street parking stalls should relieve a portion of the on-street parking problem along Beacon Avenue. G. Staff Recommends that the appellant's request for rezoning be granted. The proposed reuse of the subject site is consistent with the current use. Staff Report - Northwestern Bell (cont.) Page 2 The rezoning classification would classify the property in such a manner as to reflect its peculiar suitability for an acceptable peculiar reuse. Site utilization of this sort will prevent overcrowding of land with buildings in addition to conserving property values in the community.
