Liablllty. 'I`he State of Minnesota shall not be responsible for damages to pcopetty or injuries to pecsons which may arise fzom, or be incident to, the use of Camp Ripley grounds and facilifies• The Scate of Minnesota shall not be responsible foz any claim, regardless of kind, related to activities undertaken pursuant to this lease. The lease shalt indemnify and hold harmless the State of Minnesota from any and all claims, damages, expenses and liabilities arising out af its use of Camp Ripley's grounds and facilitaea. 3. Permits and Llcenses. The lessee shall obtain all permits and licenses requited for its activities at Camp Ripley. The State of Minneso�a shall not be responsible for the lessee's failure to obtain such permits and licenses or to compty with any other requirementa imposed upon the lessee for the conduc� of its ac[ivities. 4. Compilanee Wit6 Laws. The lessee shall comply wich all appticable Iaws, ordinances, rules and regulations. The State of Minnesota shall not be responsible ffor th� lessu's failure to camply. 5. Insurance. The lessee shall obtain adequace insurance coverage for persons and property associated with activities eonducted pursuant to this lease, 6. Interosl Securtty. The lessee shall be responsible for internai security of personnel and propetty within the areas assigned to it. The lessee accepts full responsibility for the conduc[ of all persons admiaed to Camp Ripley pursuant to this teasc. The lessee shall report immediately any violations of laws, ordinances, rules or regulations, including the Camp Ripley Regulations, to the Camp Itipley Security Force at the Main Gate or Building 2-99, Ext. 7339. 7. Liabiltty for Damage to Camp Ripley. The lessee shalt at all times exercise due ditigence in the protection of Camp Ripley grounds and facilities. In the case that any property of the United States or the State of Minnesota is damaged or desttoyed by th� lessee incident �o �he use of Camp Riptey, che lessee shalt Pav an amount sufficlent to compensate for the loss sustained by the Uniced States <�r the State of Minnesota by reason of damages to, or destruction of, government propem+. 8. Vacadng Premises. On or before �he date of the expiration of this lease or its termination, the lessce shall vacate the grounds and faciiities assigned to it and restone the grounds and facilities [o as good order and condition as that exis�ed upon its ar[ivat. 9. Cancellatbn by Camp Ripley Co►nmander. This lease may be canceled by the Camp Ripley Commander at any time and for any reason.
