WHEREAS, Pursuant to Minnesota Statutes, $ 462. 357 and �S 64. 210 of the Legislative Code, Paul L. Gonia to rezone property located on the south side of Simms between White Bear and Flandrau from R-4 (Single Family) to RT-1 (Two-Family) , in order to convert a single family dwelling into a duplex located at 726 Sims. This matter was heard before the Current Planning & Zoning Committee on November 16, 1978. There was no opposition. Staff recomnended approval of the rezoning request and the Current Planning & Zoning Comnittee also recommended approval on a vote. of 7 to 0 based on the findings that the property was formerly zoned A Residence; the Comprehensive Land Use Plan identifies the site as appropriate for two-family use; the site adjoins no other zoning district; the subject lot exceeds the RT-1 square footage requirements and maximizing the use of the structure is in keeping with energy conservation. On November 17, 1978 the Planning Comnission unanimously confirmed the determin- ation of the Current Planning & Zoning Committee to approve the rezoning.
