Supervision Received: Works under the close supervision of the Executive Director of School Plant Planning and Maintenance. Supervision Exercised: Exercises within the unit close supervision over technical employees. TYPICAL DUTIES PERFORMID The listed examples may not include all duties performed by all positions in this class. Develops, prepares, and m�nitors lease agreements. Plans and programs all ongoing team building maintenance activities for Dis- trict facilities as assigned. Plans and programs, as directed, in-house and contractual capital improve- ments and construction involving District's facilities as assigned. Estimates all Iabor and material requirements for "team maintenance" and team preventive mai.ntenance programs. Evaluates and reports periodically on the quality of building, grounds, and custodial maintenance. Plans and programs a1Z team preventive maintenance activities. Allocates hours of building team maintenance and frequencies for each facility. Develops an annual report indicating the status of maintenance within the District and forecasting future maintenance needs in terms of labor and material costs. Coordinates maintenance and capital improvement planning with staff arch- itects, building maintenance coordinator, grounds and labor coordinator, and custodial supervisor. KNOWLEDGES, SKILLS AND ABILITIES Considerable knowledge of building construction, maintenance, repair and renovation related to institutional type structures. Considerable ability to plan and program building maintenance work. Considerable knowledge related to evaluation of the quality of grounds, building maintenance, and housekeeping performance. Considerable ability to estimate material and labor costs of maintenance and construction projects. The ability to communicate and relate effectively with school officials, contractors, department employees, and the public. Considerable ability to analyze research and prepare recommendations related to building maintenance and construction in terms,of developing new methods and techniques of delivering services.
