Supervision Received: Works under the general guidance and direction of the Library Administrator. Supervision Exercised: Exercises technical and administrative supervision over lower level custodial engineers, custodial workers and drivers assigned to the library. TYPICAL DUTIES PERFORMID 3'he listed� examples may not include all duties performed by all positions in this class. Plans, schedules and directs the cleaning and maintenance work for all library buildings and facilities. Plans, schedules and directs the operation, maintenance and repair of building mechanical equipment including heating, cooling and ventilating systems and elevators. Recommends, schedules and approves ma�or repair, renovation or replacement of buildings and equipment. Estimates costs and prepares preliminary specifications for major repair and renovation pro3ects. Inspects buildings and facilities to determine the need for repairs and to evaluate the quality of worl�anship of staff and contract employees. Evaluates the equipment and building needs of the Library system. Assigns, directs and reviews the work of the custodial staff and truck drivers. Demonstrates work practices and use of equipment. Enforces employee safety regulations and housekeeping rules. Plans and implements preventive maintenance programs. Initiates requests for personnel, supplies and equipment. Monitors automatic controls on heating plans, air conditioning systems, and fire alarm systems of all library buildings. Operates the centralized climate control system camputer. Prepares maintenance reports and maintains records of fuel consumption, vandalism, time sheets and equipment repair and services. Prepares performance appraisal evaluation reports on subordinates. KNO�dLIDGES, SKILLS AND ABILITIES Workin� knowledge of the computer operation of the climate control system. Considerable knowledge of hot air gas furnace and hot water syste�s; air conditioning systems and cooling tower. Considerable knowledge of low pressure boiler operation. Considerable knowledge of general housekeeping and cleaning materials, equipment and methods. Considerable knowledge of supervisory techniques. ATTACHI�IENTS: Resolution and copy for City Clerk. � • , . t �s����� � Title of class: BUILDING MAINTENANCE SUPERVISOR--LIBRARIES Duties and responsibilities: Under direction, to supervise the maintenance and operation of the main and branch library buildings; and to perform related work as assigned. Examples of work performed: To have responsible charge of the custodial and maintenance forces in the library buildings. To supervise the operation, maintenance and repair of the heating, ventilating, lighting, power and elevator facilities. To assi�n, plan, direct and supervise the work of janitresses, janitors, janitor-engineers and utilitymen, and others engaged in operating, maintenance and repair work. To make and supervise minor repairs to the electric system, heating plant, elevators, pumps, motors, engines, venti- lating fans, valves, wiring, windows, doors, locks and all other mechanical appliances and equipment. To read gas, steam or electric meters used in the building. To report necessary repairs to buildings or equipment, other � than minor repairs mentioned above, and to see that such work is done in accordance with specifications prepared by proper authority. Minimum qualifications: Eighth-grade education and five years' experience in the care, cleaning and maintenance of a building equipped with modern rnechanical operating appliances, two years of which shall have been in the operation of steam boilers. Must possess a fourth-class Grade C license. � Effective December 28, 1968
