WHEREAS, the Departments of Planning and Economic Development and Public Works have
reViewed the attached lot split described as :
Tract A (1526 Larpenteur Avenue East) : The North 13.00 feet of Lot 21 lying
West of the East 110.Q0 feet; those portions of Lots 23, 25, and 27 lying
West of the East 110.00 feet; the North 13.00 feet of the East 20.00 feet of
Lot 22 ; the East 20.00 feet of Lot 24 lying South of the North 22.00 feet
thereof; that part of Lot 24 lying East of the West 100.00 feet and North
of a line 22.00 feet South of the North line of Lot 24; those portions of Lots
26 and 28 lying East of the West 100.00 feet; all in Phalen Heights and
subject to Larpenteur Avenue.
Tract 6 (1530 Larpenteur Avenue East) : The North 7.50 feet of the West 27.50
feet of the East 110.00 feet of Lot 21; the West 27.50 feet of the East 110.00
feet of Lots 23, 25, and 27; all in Phalen Heights and subject to Larpenteur
Avenue.
Tract C (1532 Larpenteur Avenue East) : The North 7.50 feet of the West 27.50

WHEREAS, the proposed lot split meets the requirements of Section 67.304 of the
Zoning Code;
NOW, THEREFORE, BE IT RESOLVED, that the City Council accepts and approves this
lot split.
