Hedberg have submitted the attached proposed lot split for City Council approval ; and WHEREAS, the Departments of Planning and Economic Development and Public Works have reviewed the attached lot split at 343-345 Grand Avenue and 344 Ramsey Street; and WHEREAS, the proposed lot split meets four of the requirements of Section 67.304 of the Zoning Code: 1 . The lots have frontage on existing improved streets and access to municipal services; 2. The lots are previously platted land; 3. The lots meet the minimum standards for lot width and area for single f amily and duplex dwellings for the RM-2 district in which they are located; 4.
