WHEREAS, Dean Sausser and Paul R. Hedberg have submitted the attached proposed lot
split for City Council approval ; and
WHEREAS, the Departments of Planning and Economic Development and Public Works have
reviewed the attached lot split at 343-345 Grand Avenue and 344 Ramsey Street; and
WHEREAS, the proposed lot split meets four of the requirements of Section 67.304 of
the Zoning Code:
1 . The lots have frontage on existing improved streets and access to municipal
services;
2. The lots are previously platted land;
3. The lots meet the minimum standards for lot width and area for single f amily and
duplex dwellings for the RM-2 district in which they are located;
4. The division does not result in a split zoning classification on a single lot; and
WHEREAS, the proposed lot split does not meet one of the requirements Section 67.304:
the division shall cause a remaining part of the lot for 343-345 Grand Avenue to
become a separately described tract which does not meet the minimum standards for lot
area (6,000 sq. ft.) for a duplex in the RM-2 zoning district in which it is located;
and
WHEREAS, a variance of the minimum lot area requirement for 343-345 Grand Avenue can
be granted without detriment to the intent of the chapter, the public safety, or
neighboring property because of the access easement that can be used by the proposed
lot;
NOW, THEREFORE, BE IT RESOLVED, that the City Council accepts and approves
this lot split with a variance of minimum lot area for 343, 345 Grand Avenue from
6,000 sq. ft. required to 5,843 sq. ft. proposed. ,
