The Planning Commission has established �uidelines to implement Policy 4. 1-5. 4. The lot must have a size of at least 6,000 sq. ft. and frontage of 50 ft. � Petitioners ' lot has 50 feet of frontage and an area of 8,000 sq. ft. (7,500 without the alley) . 5. The property must be located in a mixed use or mixed density neiqhborhood. Petitioners ' property is across the alley from commercial uses . There are duplexes and a multi-unit building ac��oss Lincoln f�rom the site. 6. The gross living area after completion of the conversion must be at least 1 ,8�. for the two units .
