The lots have frontage on an existing improved street and access to � municipal services. � 2. The lots to be divided are previously platted land. 3. The division of the lots shall not cause a remaining part of a lot to become a separately described tract which does not meet the minimum standards of the zoning district in which it is located or which does not have street frontage and access to municipal services . 4. Rather than supplying drawings, I have su�lied you an actual survey that ` outlines property dimensions, direction, names and locations of adjacent streets, and the locations of existing buildings within 100 feet. I hope this will suffice, if not, please give me a call. It should be noted that the current R-4 Residential Zoning requires a miniturnun square footage of 5,000 per lot. Unfortunately, bath of these two lots, as currently praposed, contains approximately 4,569 square feet. Therefore, Hennen Development, Inc. is requesting a variance on this requirement along with the lot split request. I would li ke to point aut that on numerous occasions, Hennen Develapment, Iric. has solicitated various offers to purchase the Westerly 10 feet of Iat 3 fran the seller. It appears that the seller is unwilling to a�cept any reasonable offer. Conseq�ently, we are , forced to request a variance in this regard. It is evident fran this that aur request is nat based on an econanic gain but rather an � unwillingness of the abutting hcareowner to sell sane of his property. In n� opinion this variance request will not jeapardize the intent of the mininaam sguare foot requirement. Incidentally, we intend tA use aur standard house plan design which facilitates 40 foot lot widths. The hane is narrow in front (24 feet), thus allaaing adequate room for ca�rpliance with the side yard se�bac;i� r�qu�rc�r�nts.
