WHEREAS, St. Paul Structural Steel has submitted the attached proposed lot
split for City Council approval ; and
WHEREAS, the Departments of Planning and Economic Development and Public
Works have reviewed the proposed lot split at 162 East York and 169 East
Jenks as described on the attached survey; and
WHEREAS, the proposed lot split meets the requirements of Sections 67.304 and
67.406 of the Zoning Code;
NOW, THEREFORE, BE IT RESOLVED, that the City Council accepts and approves
this lot split.

A. PURPOSE: To consider a lot split to allow St. Paul Structural Steel to sell a
portion of their land to Modernistic Die (property to the nroth) for an
expansion of their existing development.
B. SITE & AREA CONDITIONS: The site is currently underdeveloped industrial
property.
To the north is Modernistic Die.
To the south is St. Paul Structural Steel .
To the east are railroad tracks.
To the west are primarily single-family and duplex structures.
C. MINIMUM LOT REQUIREMENTS: None
D. FINDINGS:
1. Section 62.108 of the St. Paul Zoning Code requires site plan review and ..
approval prior to any development Modernistic Die may propose for expansion
onto the acquired property.
2. St. Paul Structural Steel is retaining sufficient property for their
existing development.
3. The proposed division meets all requirements of Sections 67.304 and 67.406 of
the Zoning Code.
4. The division will not be detrimental to the present or potential development
on the site nor to the neighborhing property.
E. STAFF RECOMMENDATION: Based on the above findings, staff recorrvnnends the lot
sp it e approve .
