WHEREAS, Richard Heggemeyer has submitted the attached proposed lot split
for City Council approval ; and
WHEREAS, the Departments of Planning and Economic Development and Public
Works have reviewed the proposed lot split on the east side of Agate Street
between Elk and Granite, described on the attached survey as:
Parcel A: "That part of Lot 7, Block 5, Edmund Rice's Second
Addition, lying northeasterly of the following described line and its
northwesterly extension: Commencing at the southwesterly corner of
said Lot 7; thence northeasterly along the northwesterly line of said
Lot 7 a distance of 27.40 feet to the point of beginning of the line
to be described; thence southeasterly a distance of 106.01 feet to a
point on the easterly line of said Lot 7 a distance of 62.50 feet
northerly from the most southerly corner of said Lot 7 and there
terminating"; and
Parcel B: "Lot 7, Block 5, Edmund Rice's Second Addition except that
part of said Lot 7 lying northeasterly of the following described line
and its northwesterly extension: Commencing at the southwesterly

ungalow permitting separate ownership of each unit with zero lot line.
B. SITE & RREA CONDITIONS: The site is a relatively flat irregular shaped vacant
lot. To the south is a six unit apartment; to the north, east and west are
single-family homes.
C. MINIh1U�1 LOT REQUIREMENTS: 25 ft. tividth and 3,000 square feet lot area per unit.
D. CURRENT WIDTH & AREA: Current lot has 49 ft. of frontage on the street; 62 ft.
of width at front setback line, and 8,954 sq. ft. total lot area.
E. PROPOSED WIDTH & AREA:
Parcel A: 22 ft. frontage at street line, 32 ft. width at front setback line;
4,056 sq. ft. lot area.
Parcel B: 27 ft. frontage at street line, 32 ft. width at front setback line;

F. FINDINGS:
