PRESENT ZONING: I-1 and RC-4 ZONING CODE REFERENCE: 67.405 & 67.705 5. STAFF INVESTIGATION &.REPORT: DATE: 11/23/84 BY: Patricia N. James A. PURPOSE: To allow sale of Tract G to adjacent property for use as a parking ot. he site is torrens property which requires a Registered Land Survey when subdividing. 6. SITE & AREA CONDITIONS: The site is currently developed with industrial uses an an existing roadway (Tract D). C. REQUIRED FINOINGS: 1. All the applicable provisions of the Legislative Code are complied with. The Registered Land Survey is required by Ramsey County to clear up titles and facilitate parcel descriptions prior to platting. 2. The proposed subdivision will not be detrimental to the present and potential surrounding land uses. The proposed division will clarify titles and support the existing development. 3. The area surrounding the subdivision can be planned and developed in coordination and compatibility with the proposed subdivision. This Registered Land Survey is a preliminary step to a new plat. The plat review will address coordination of development. 4. The subdivision is in conformance with the comprehensive plan. The R.L.S. will enable appropriate recording of titles and will be consistent with the Comprehensive Plan. 5. The subdivision preserves and incorporates the site's important existing natural features , whenever possible. No major changes or new development are proposed as a result of this R.L.S. 6. All land intented for building sites can be used safely without endangering the residents by peril from floods, erosion, continuously high v�ater table, severe soil conditions or other menance. The property is an RC-4 (River Corridor Urban Diversified) District which allows for industrial development and is protected by flood walls. 7. The subdivision can be economically served with public facilities and services. s Utilities are located in the existing roadway. D. ADDITIONAL FINDINGS: The St. Paul P,ort Authority will be submitting a plat of t �s area to allow for dedicatjo.n of the existing street. At that time the plat will undergo City review and�will be required to meet all conditions of the Subdivision Ordinance prior to submission for City Council approval . E.
