WHEREAS, Gaughan Land, Incorporated has submitted the attached proposed
preliminary plat for City Council approval ; and
WHEREAS, the appropriate City departments have reviewed the proposed
preliminary plat; and
WHEREAS, the proposed preliminary plat has been determined to meet the
requirements of Section 67 of the Zoning Code;
NOW, THEREFORE BE IT RESOLVED, that the City Council accepts and approves
this preliminary plat for Troutbroak Addition.

A. PURPOSE: Preliminary plat approval of Troutbrook Addition to allow the staged
development of 325 housing units in a manor home/carriage home configuration.
B. SITE & AREA CONDITIONS: Irregular, steeply sloped parcel of approximately 7
acres �n area. e surrounding land uses consist of predominately single family
to the north, public housing to the east and St. Paul Water Works to the south
and west.
C. REQUIRED FINDINGS:
1 . All the applicable provisions of the Legislative Code are complied with;
' The applicant has received from the Board of Zoning Appeals front, side and
rear yard variances as required.
2. The proposed subdivision will not be detrimental to the present and potential
surrounding land uses; i
The proposed development will be compatible with current surrounding land
uses and should be an asset to the area.
3. The area surrounding the subdivision can be planned and developed in
coordination and compatibility with the proposed subdivision;
The proposed development will not be detrimental to the future development of
the surrounding area.

finance necessary public improvements and a stormwater ponding area. This is
