5. STAFF INVESTIGATION & REPORT: DATE: 9/10/84 BY: Patricia N. James
A. PURPOSE: To consider a lot split to allow division of a parcel into 2 new
parcels. The proposed division line to be the center line of the shared
driveway.
B. SITE & AREA CO1dUITIONS: The site is currently developed with 2 single-family
structures. The surrounding land uses to the east and soutih are predominately
low to medium density residential; to the west is a cemetery.
C. MINIMUM LOT REQUIREMENTS: Single family: 40 ft. width; 5,000 sq. ft. area.
Two-family: 50 ft. width; 6,000 sq. ft. area.
Multiple-family: 10,000 sq. ft. area.
D. CURRENT WIDTH & AREA: One lot. The current parcel has 88 feet of frontage on both
Cohansey and Mackubin Streets and 206.95 feet of frontage on L arpenteur. Total
lot area is 23,588 square feet.
E. PROPOSID WID�i & AREA: Two lots.
Parcel A: 190.27' on Larpenteur and 88.31' on Mackubin; 15,698 sq. ft. area.
Parcel B: 76.68' on Larpenteur and 88.41' on Cohansey; 7,890 sq. ft. area.
F. FINDINGS:
1. The division will not alter the current development on the property.
2. The proposal meets all requirements of Sections 67.304 and 67.400 of the
Zoning Code.
3. The division will not be detrimental to the present or potential development
on the site nor to the neighboring properties.
G. STAFF RECOMM�D ATION: Based on the above findings, staff recommends the lot
split be approved.
