in�iEREAS, Emil Dey has submitted the attached proposed lot split for
City Council approval; and
4�iEREAS, the Departments of Public Works and Planning and Economic
Development have reviewed the proposed lot split at 1245 North Dale Street
described as:
Parcel A (East side Maywood between Oran�e and Maryland) : "Except the
south 64.00 feet and also except the west 30.00 feet; that part of
L ot 2, Block 8, Rogers and H endricks Acre L ots that lies west of the
east 133.00 feet thereof;" and
Parcel B (1245 North Dale Street) : "The east 133.00 feet of L ot 2,
Block 8, Rogers and H endricks Acre L ots except the South 64.00 feet
thereof;" and
i�iEREAS, the proposed lot split meets all of the requirements of Sections
67.304 and 67.406 of the Zoning Code;
NOW, �iEREFORE, BE IT RESOLVID, that the City Council accepts and approves
this lot split.

A. PURPOSE: To consider a lot split to allow division of a parcel into 2 new
parcels for single family development.
B. SITE & AREA CONDITIONS: Parcel A is vacant. Parcel B is developed with a singnle
family structure. There are no significant topographic problems. The
surrounding land use is primarily single-family residential with commercial uses
to the south along P4aryland Avenue.
C. MINIMUM LOT REQIIIREMENTS: 50 ft. lot width; 6,000 sq. ft. lot area.
D. CURRENT WIDZH & AREA: Current parcel is a "through lot" with 54 feet of
frontage on both D ale and Maywood. Total lot area is 14�364 square feet.
E. PROPOSID WI�TEi & AREA:
Parcel A: 54 ft. width; 7,182 sq. ft. area.
Parcel B (12¢5 D ale) : 54 ft. width; 7,182 sq. ft. area.
F. FINDiNGS:
1. The p�oposal meets all requirements of Sections 67.304 and 67.¢06 of the
Zoning Code.
2. The division will not be detrimental to the present or potential development
on the site nor to the neighboring property.
G. STAFF RECOMMENDATION: Based on the abvove findings, staff recommends the lot
split be approved. �
