WHEREAS, Costello Corporation has submitt�ed the attached proposed lot split
for City Council approval ; and
WHEREAS, the Departments of Planning and Economic Development and Public
Works have reviewed the proposed lot split at 2475 Doswell described as:
Parcel A (vacant) : "All of Lots 5 through 12; the north 98.50 feet of
Lots 15 through 22, and that part of the vacated alley adjoining said
Lots, in Block 5 of St. Anthony Park West; together with and including
that part of vacated Valentine Avenue adjacent to Lots 5 through 12 in
said Block 5, which accrued to said Lots by operation of law upon
vacation thereof"; and
Parcel B (2475 Doswell ) : "That part of Lots 15 through 22, in Block 5,
lying south of the north 98.50 feet thereof; Lots 5 through 12 and Lots
15 through 22 and that part of vacated alley adjoining said Lots in
Block 8 of St. Anthony Park West; together with and including that part
of vacated Chilcombe Avenue adjacent to Lots 15 through 22 in said Block
5 and Lots 5 through 12 in said Block '8, which accrued to said Lots by
operation of law upon vacation thereof"; and
WHEREAS, the proposed lot split meets the requirements of Sections 67.304
and 67.406 of the Zoning Code;
NOW, THEREFORE, BE IT RESOLVED, that the City Council accepts and approves
this lot split.

problens due to topography. The site is surrounded by industrial uses with
Pytinnesota Transfer Railway to the west and Highway 280 to the east.

1. Parcel A has sufficient lot area to allow industrial development.
