WHEREAS, Han-dor-man Investments, Inc., hav� submitted the attached proposed
lot split for City Council approval ; and
WHEREAS, the Departments of Planning and Ecbnomic Development and Public
Works have reviewed the proposed lot split at 569-571 Grand Avenue described
as;
571 Grand (Tract A) : "The east 33.05 feet of the west 38.05 feet of Lot
21, Block 4, Terrace Park Ad�dition, except the north 50 feet thereof";
and
569 Grand (Tract B) : "All of Lot 21, Block 4, Terrace Park Addition,

thereof"; and
WHEREAS, the proposed lot split meets the requirements of Sections 67.304
and 67.406 of the Zoning Code;
NOW, THEREFORE, BE IT RESOLVED, that the City Council accepts and approves
this lot split.

residential .
C. MINIMUM LOT REQUIREMENTS: Duplex: 25 ft. width & 3,000 sq. ft. area per unit
D. CURRENT WIDTH & AREA: 1 lot
Approximately 70 ft. wide; 6,945 sq. ft. lot area
E. PROPOSED WIDTH & AREA: 2 lots
Tract A (571 Grand) : 33.05 ft. wide; 3,305 sq. ft. area
Tract 6 (569 Grand) : approximately 37 ft,. wide; 3,640 sq. ft. area
F. FINDINGS:
1. The division will not create any al�eration in the existing development.
