WHEREAS, Arthur Wachholz has sulbmitted the attached proposed lot split for
City Council approval; and '
WHEREAS, the Departments of Plahning and Economic Development and Public
Works have reviewed the propose� lot split at 993 Charles Avenue described
on the attached survey as;
Tract A: "Lot 11 and the westerly 1/2 of Lot 12, McDermott's
Addition"; and
Tract B (993 Charles): "Lot 13 and the easterly 1/2 of Lot 12,
McDermott's Addition"; and
WHEREAS, the proposed lot split 'meets the requirements of Sections 67.304
and 67.406 of the Zoning Code; ,
NOW, THEREFORE, BE IT RESOLVED, that the City Council accepts and approves
this lot split.

A. PURPOSE: To consider a lot split to allow division of 3 platted lots into 2

B. SITE & AREA CONDITIONS: The site is currently occupied by a single-family
we ing on Lot Lots 11 and 12 are vacant. The surrounding land use is low
density residential . No significant topography features.
C. MINIMUM LOT REQUIREMENTS:
Duplex: 50 ft. wide; 6,000 sq. ft. lot area
Single-family: 40 ft. wide; 5,000 sq. ft. lot area
D. CURRENT WIDTH & AREA: 3 lots
Each lot is 36.6 ft. wide and 4,850 sq. ft. lot area.
Total width is 109.80 ft. and 14,550.70 sq. ft. total area.
E. PROPOSED WIDTH & AREA: 2 lots
Each lot is 54.90 ft. wide and 7,275.35 sq. ft. lot area.
F. FINDINGS•
1. The proposal meets all requirements of Sections 67.304 and 67.406 of the
Zoning Code.
2. The division will not be detrimental to the present or potential development
on the site nor to the neighboring property.
G. STAFF RECOMMENDATION: Based on the above findings, staff recorrmends the lot
split be approved.
