WHEREAS, MARRELL G. HATHAWAY has submitted the attached proposed final plat for
City Council approval; and
WHEREAS, the appropriate City departments have reviewed the proposed final
plat; and
WHEREAS, the proposed final plat has been determined to meet the requirements
of Section 67 of the Zoning Code;
NOW, THEREFORE, BE IT RESOLVED, that the City Council accepts and approves this
final plat for Hathaway Addition.

A. PURPOSE: Final plat approval for Hathaway Addition.
B. SITE & AREA CONDITIONS: Irregular parcel with frontage on both West 7th and
Benson. There is steep topography in the eastern and southern portions of the
site. The West 7th frontage is used for auto sales and a proposed car wash;
the southerly portion is undeveloped.
C. REQUIRED FINDINGS:
1. All the applicable provisions of the Legislative Code are complied with;
The new car wash has received site plan approval ; there are no other new
' developments proposed for the rest of the site.
2. The propased subdivision will not be d�trimental to the present and
potential surrounding land uses;
The proposed subdivision is consistent with I-1 standards and should not be
detrimental to the surrounding area. -
3. The area surrounding the subdivision can be planned and developed in
coordination and compatibility with the proposed subdivision;
The area to the northeast is currently developed; the land to the southwest
is vacant and can be compatibly developed.
4. The subdivision is in conformance with the comprehensive plan; �
The subdivision meets Zoning Code requirements, which conform to the
comprehensive plan.

natural features, whenever possible;
The subdivision does not show any grading. Development of Lot 3 will be
difficult because of the steep slope.

severe soil conditions or other menace;
Lots 1, 2, and 4 have significant buildable area. Access to Lot 4 from
Benson and development of Lot 3 will have to be carefully engineered to
accommodate development. Lots 3 and 4 should probably be developed as -a
unit.
7. The subdivision can be economically served with public facilities and
services.
