SITE & AREA CONDITIONS: Irregular parcel with frontage on both West 7th and Benson. There is steep topography in the eastern and southern portions of the site. The West 7th frontage is used for auto sales and a proposed car wash; the southerly portion is undeveloped. C. REQUIRED FINDINGS: 1. All the applicable provisions of the Legislative Code are complied with; The new car wash has received site plan approval ; there are no other new ' developments proposed for the rest of the site. 2. The propased subdivision will not be d�trimental to the present and potential surrounding land uses; The proposed subdivision is consistent with I-1 standards and should not be detrimental to the surrounding area. - 3.
