ZONING HISTORY: The site was zoned corrnercial prior to 175 and B-2 af ter. G. FINDINGS: 1 . Petitiorer has z. urchase :greemnt r!ith `!e property cwn:r onditio:eJ on the approval of this rezoning. Petitioner propases constructing a 6-unit townhouse structure on the site. At RT-2 zoning, 19 rooms would be permitted, for six 2-bedroom units or five 2-bedroom units and one 3-bedroom unit. 2. The Comprehensive Land Use Plan recorrnends medium density housing on larger vacant sites. The Land Use Plan also discourages the expansion of Neighborhood Commercial areas. The Dale-Front•Cama intersection is designated as a neighborhood commercial area. Approval of the rezoning would concentrate co►rnercial uses and would meet the intent of this policy. 3. The Housing Policy Plan recommends alternatives tQ single family detached dwellings and the development of townhouses adjacent to neighborhood commercial areas. 4. The District 6 Plan recognizes land uses that existed in this area at the time the plan was written and does not propose specific changes. It is supportive of orderly development and minimizig land use conflicts between commercial and residential areas. 5. The intent of the RT-2 district is to serve as zones of transition between single f amily and multipl family residentiai districts and business districts . This proposal wou'!d provide a transition between the indusiriai use to the sauth and the residential uses across Front Street. H.
