WHEREAS, Earl Krueger has submitted the attached proposed lot split and variance
request for City Council approval ; and
WHEREAS, the Departments of Public Works and Planning and Economic Development have
reviewed the proposed lot split and variances for property located at 241-243 Aurora,
described as:
Parcel A: The Westerly 19.58 ft, of Lot 16, Block 2, Florence Addition, corrected plat;
Parcel B: Lot 16, Block 2, Florence Addition, corrected plat, lying Easterly of the
Westerly 19.58 ft. thereof; and
WHEREAS, the proposed lot split does not meet the requirements of Section 67.304 of
the Zoning Code; because it creates two lots that do not meet the minimum standards for
duplex uses in the RT-2 zon-ing district; and
WHEREAS, a variance of the requirements of Section 67.304 canw� be granted without
impairing the intent of the regulations;

I have encl rsed a copy of the Abstract entry siowing how they took title.
They have t en ��ying very high taxes all thes� years because they were
unable to f le � separate homesteads which they shoul�� have been able to
do if this ot ;�lit would have been done 35 years agc>.
I have appr ache � Mr. and Mrs. H ••ois and asked them to b�.�y Kruegers half
of' �;he pro� rty >ut due to thei r age they are -iot i nterested i n buyi n�;
pro��ert;� ^r b�coi ing landlords t r renting it o�t. Both parties are in

The propert is � very �.arge dou�.le house �.ith 3 bedrooms on each side;

If ihis spl' � is not allowed it xill place a great hardship on the Kruegers
and will aL• � re: ult in Krois bein�, unfair:y taxed due to the non homestead
stat�s that ;he kruegers 1�2 would be in.
