Wf�REAS, the City Council adopted resolution 98-56b ordering the repair or wrecking and removal of
a one-story, wood frasne structure located on property hereinafter referred to as the "Subject Property"

WE�REAS, this nuisance condirion has not been corrected since the City Council first reviewed the
facts concerning this property on June 24, 1998.
WfTEREAS, the Subject Property has had a number of repairs started but this work has not been
completed to meet the City's codes.
WI�REAS, the fee owner has taken legal action to retain control of the property and plans to compiy
with the City codes and ordinances.
BE IT RESOLVED, that based upon the testimony and evidence presented above, the Saint Paul City
Council hereby adopts the following Findings and Order concerning the Subject Property at 674 Wells
Street:
L That the present fee owner, Perry L. Schneller, be given until December 1, 1999 to pay the vacant
building fee, post a$2000.00 bond, obtain a Code Compliance Inspection and obtain permits for
the property.
2. If the present owner complies with the deadline, then the owner will be given 180 days after
December 1, 1994 to fmish repairing the property.

The Saint Paul City Council hereby makes the following order:
The above referenced or interested parkies shall obtain the $2000.00 bond, pay the vacant building
fee, obtain a Code Compliance Inspection and obtain permits by December 1, 1999.
2. If the present owner complies with the actions to be taken by December 1, 1944, then the owner
will be given 180 days to repair the property.
3. However, if the owner does not comply with the actions by December 1, 1999, then the Division of
Code Enforcement is hereby authorized to take whatever steps are necessary to demolish and
remove this structure, fiil the site and charge the costs incurred against the Subject Properly
pursuant to the provisions of Chapter 45 of the Saint Paul Legislative Code.

4. In the event the building is to be demolished and removed by the City of Saint Paul, all personal
properiy or fvctures of any kind which interfere with the demolition and removal shall be removed
from the property by the responsible parties by the end of this time period. If all personal properry
is not removed, it shall be considered to be abandoned and the City of Saint Paui shall remove and
dispose of such property as provided by law.

7 5. It is fm ordered, that a copy of this resolution be mailed to the owners and interested parties in
& accordance with Chapter 45 of the Saint Paul Legislative Code.

The Order to Abate was issued on March 18, 1998. Between June 24, 1998 and Augpst 18, 1999 the matter to
consider demolishing the property was presented to the City Council eleven (I 1) times. The property now is
seventy (70) percent repaired. The previous owner did not wish'to comply with the City's building codes, where as
the new owner is willinD to work with the Ci'ty to accompiish this task.
IF APPROVEO
The new owner will pay the Vacant Building fees, post the $2,000:00 bond; obtain a Code Compliance Inspection
and permits by December 1, 1999. The new owner will be given one-hundred eighty (180) days to finish repairing
the property.
