SITE & AREA CONDITIONS: The site is currently occupied by the Midway Motor Lodge Lot and Space Center warehouses (Lot 1). C. RE UIRED FINDINGS: City of St. Paul staff have reviewed the proposed preliminary plat and have found that it meets the following requirements: 1 . Th proposed subdivision will not be detrimental to the present and potential surrounding land uses. 2. The area surrounding the subdivision can be planned and developed in co dination and compatibility with the proposed subdivision. 3. The subdivision is in conformance with the comprehensive plan. 4. The subdivision preserves and incorporates the site' s important existing natural features, whenever possible. 5. All land intended for building sites can be used safely without endangering I the residents by peril from floods, erosion, continuously high water table, , sev re soil conditions or other menance. 6. The subdivision can be economically served with public f acilities and ser ices. D. ADDITIO AL FINDINGS: 1 . Por ions of the plat require rezoning so that the division does not result in a s lit zoning classification on a single lot. 2. On ay 23, 1985, Space Center submitted a rezoning petition which was dec ared sufficient on June 10, 1985. The public hearing before the Zoning Co ittee is scheduled for July 18, 1985. E.
