Schnaith (SBD#153) has submitted the attached proposed lot split for City Council approval; and WHEREAS, the Departments of Planning and Economic Development and Public Works have reviewed the attached lot split at 1165-1167 Bush and 1161 Bush described as: Tract A (1165-1167 Bush): "Lot 22, Block 3, Terry's Addition, except the West 5.55 feet thereof;" Tract B (1161 Bush): "Lot 21 and the West 5.55 feet of Lot 22, Block 3, Terry' s Addition, except the West 16,587 feet of said Lot 21, subject to an easement over the West 3.9 feet of the South 82.15 feet of the above de�cribed tract;" and WHEREAS, the proposed lot split meets the requirements of Sections 67.304 and 67.406 of the Zoning Code; except for minimum lot width; NOW, THEREFORE, BE IT RESOLVED, that the City Council accepts and approves this lot split, with the following variances: Reduce required lot frontage for the duplex structure at 1165-67 Bush (Parcel A) from 50' to 44.45' ; a variance of 5.55' ; and reduce required lot frontage for a single-family structure at 1161 Bush (Parcel B) from 40' to 38.96' ; a variance of 1 .04' .
