A. PURPOSE: Consid ration of the final plat for Straus First Addition to allow
construction of 5 sing e-family homes.
B. SITE & AREA COND TIONS: The area to be platted is approximately 2.34 cres of
eve and occup ed by vacant elementary school . While the site cov rs three-
fourths of the b ock, t e remaining quarter of the block is occupied b 4 single
fam9ly structure with n average lot size of 64'x140' . The surroundi g land use
is predominantly single f amily residential.
C. RE UIRED FINDING :
1. All the appl cable rovisions of the Legislative Code are complied with.
2. The proposed subdiv sion will not be detrimental to the present an
potential su roundi g land uses.
3. The area sur oundin the subdivision can be planned and developed n
coordination and co patibility with the proposed subdivision.
4. The subdivis on is n conformance with the comprehensive plan.
5. The subdivis on pre erves and incorporates the site's important ex sting
natural feat res, w enever possible.
6. All land int nded f r building sites can be used safely without en angering
the resident by pe il from floods, erosion, continuously high wat r table,
severe soil onditi ns or other menance.
7. The subdivis on can be economically served with public facilities nd
services.
D. ADDITIONAL FINDI GS:
1 . The proposed develo ment has been submitted for site plan review t assure
that the pro ect will meet city requirements and that neigh�oring roperties
