PURPOSE: To consider the final plat approval of Kent/Laurel Additio . B. SITE & AREA CONDITIONS: The site is flat and slightly above street rade. The site has frontages of 161.1' along Laurel Avenue and 172.54' along Kent Street. roperty to the east is developed with an older 2-story frame dwelling containing 6 units. Th housing in the area is mixed density. C. REOUIRED FINDINGS: 1. All the applicable provisions of the Legislative Code are complied ith, excepting required rear yard setbacks, distances between structures and the se back for off-street parking spaces from the interior side lot line. Variances for all the e elements were granted by the Board of Zoning Appeals on June 26, 1985. 2. The proposed subdivision will not be detrimental to the present and potential surrounding land uses. The Heritage Preservation Commission reviewed and approved the evelopment on June 13, 1985. There is also a letter of intent to approve the site plan fo this development subject to a performance bond or an irrevocable letter of credit sub itted to the Planning Office before July 1, 1987. 3. The area surrounding the subdivision can be planned and develope in coordination and compatibility with the proposed subdivision. 4. The subdivision is in conformance with the Comprehensive Plan. 5. The subdivision preserves and incorporates the site's important exis ing natural features, whenever possible. 6. All land intended for building sites can be used safely without end gering the residents by peril from floods, erosion, continuously high water table, severe oil conditions or other menace. 7. The subdivision can be economically served with public facilities a d services. D. ADDITIONAL FINDINGS: The preliminary plat for Kent/Laurel Addi ion was approved on July 11, 1985.
