WHEREAS, Quentin Bauman has submitted the attached proposed fi al plat for
City Council approval; and
WHEREAS, the appropriate City departments have reviewed the pr posed final
plat; and
WHEREAS, the proposed final plat has been determined to meet t e requirements
of Section 67 of the Zoning Code;
NOW, THEREFORE, BE IT RESOLVED, that the City CQuncil accepts nd approves
this final plat for Bauman Addition.

A. PURPOSE: To consider the final plat approval for Bauman Addition.
B. SITE & AREA CONDITIONS: The site has a sloping grade from Etna own to Clarence.
There is a house and detached garage on Etna.
C. R�ZUIRED FINDINGS:
1. All the applicable provisions of the Legislative Code are complied ith.
2. The proposed subdivision will not be detrimental to the present an potential surrounding
land uses.
3. The area surrounding the subdivision can be planned and develope in coordination and
compatibility with the proposed subdivision.
4. The subdivision is in conformance with the Comprehensive Plan.
5. The subdivision preserves and incorporates the site's important exi ting natural features,
whenever possible.
6. All land intended for building sites can be used safely without en ngering the residents
by peril from floods, erosion, continuously high water table, sever soil conditions or
other menance.
7. The subdivision can be economically served with public facilities nd services.
D. ADDITIONAL FINDINGS: This land is unplatted property. The propo ed property line
between Lots 1 and 2 is down a zoning district line. There will not be split zoning on either
lot.
E. STAFF RECOMMENDATION: Based on the above findings, staff rec mmends approval of
the final plat of Bauman Addition.
