WHEREAS, the Fuel Oil Service Company has submitted the attached proposed
lot split for City Council approval; and
WHEREAS, the Departments of Planning and Economic Development and Public
Works have reviewed the proposed lot split at 290 Atwater Street as
described on the attached survey; and
WHEREAS, the proposed lot split meets the requirements of Sections 67.304
and 67.406 of the Zoning Code;
NOW, THEREFORE, BE IT RESOLVED, that the City Council accepts and approves
this lot split.

A. PURPOSE: Consider a lot split to allow the division of are existing building and
land into separate ownerships.
B. SITE & AREA CONDITIONS: The site is currently occupied by a storage building with
attached office space. The open space in the rear af the building is used for
truck storage.
C. MINIMUM LOT REQUIREMENTS: NONE
D. FINDINGS•
1. The applicant proposes splitting the existing building along the common wall
separating the storage and office areas. The office area occupied by Fuel Oil
Service, will retain the open space in the rear of the ]ot used for truck
storage. The Fuel Recovery Company will continue to occupy the large storage
area.
2. The proposal does not involve any new development or change in land use.
3. There are no off-street parking or building setback requirements for the
development on Parcel A.
4. The proposed division will not be detrimental to the present or potential
surrounding land uses.
5. The proposed division meets the requirements of Sections 67.304 and 67.406 of
the Zoning Code.
E. STAFF RECOMMENDATION: Based on the above findings, staff recommends approval of the
