WHEREAS, the Midway National Bank has submitted the attached proposed
lot split for City Council approval; and
WHEREAS, the Departments of Planning and Economic Development and Public
Works have reviewed the attached lot split at 345 and 351 South Robert
Street, described as:
345 South Robert (Tract A): "All of Lots 2 and 3 and the North 16
feet of Lot 6, Block 16, West St. Paul Proper;" and
351 South Robert (Tract B): "Lot 6 except the North 16 feet thereof,
Lot 7 and Lot 10, Block 16, West St. Paul Proper and all of vacated
Colorado Avenue adjacent;" and
WHEREAS, the proposed lot split meets the requirements of Sections 67.304
and 67.406 of the Zoning Code;
NOW, THEREFORE, BE IT RESOLVED, that the City Council accepts and approves
this lot split.

A. PURPOSE: Consider a lot split to allow separate sale of two commercial buildings
currently under one ownership.
B. SITE & AREA CONDITIONS: The site is occupied by a 4-stall self-service car wash
Tract A and a garage f acility for truck storage (Tract B) . The surrounding land
uses consist of light industrial to the north and east, with medium density,
multiple-f amily to the south and west.
C. MINIMUM LOT REQUIREMENTS: NONE
D. FINDINGS•
1. The proposal does not involve any new development or change in land use.
2. The proposed division meets the requirements of Sections 67.304 and 67.406 of
the Zoning Code.
3. The division will not be detrimental to the present or potential surrounding
land uses.
E. STAFF RECOMMENDATION: 8ased on the above findings, staff recommends the lot split
