RESOLVED, that the Civil Service Rules be amended in Section 3.C, by inserting
the title of Building Maintenance Engineer in the Ungraded Group; and be it
FURTHER RESOLVED, that the Civil Service Rules be further amended in Section
32 by inserting, in proper alphabetical order, the attached class specification for
Building Maintenance Engineer.

DESCRIPTION OF WORK
General Statement of Duties: Performs skilled mechanical work in
the maintenance and repair of the fixtures, control systems, and
mechanical plant of a large office building; coordinates the
cleaning of the building by outside contractor; coordinates re-
modeling projects; and performs related duties as required.
Supervision Received: Works under the general supervision of a unit,
division or department head.
Supervision Exercised: Exercises close supervision over custodial workers
and coordinates the work of outside contractors.
TYPICAL DUTIES PERFORMED
The listed examples may not include all duties performed by all positions
in this class.
Coordinates and reviews the work of the contract cleaning crew.
Greases, oils and tends mechanical equipment related to heating and cooling
plants.
Cleans fans and fan housings, related equipment and ducts; oils fan bearings,
adjusts tension and changes belts; cleans and/or changes air filters,
cleans motors and/or changes oil.
Monitors automatic controls on heating and cooling plants, sets switches,
repairs malfunctions and/or gets assistance from service workers from
outside companies.
Maintains and repairs all systems supplying water, electrical power and
steam/hot water to building; hot water for heating and chilled water for
cooling purchased from outside.
Coordinates the joint use of steam, cooling and power supply lines to non-
city government users within the building; reads the meters and bills
users for share used several times per year.
Repairs or replaces parts of malfunctioning equipment and furnishings within
the building.
Acts as a consultant to tenants wishing to remodel space; coordinates the
work of contractors performing construction work in the building; arranges
moves; performs small remodeling jobs.
Updates automated Preventative Maintenance System files; performs required
maintenance actions.
Updates data file Facility Monitoring and Control System (FMCS) software
instructions for HVAC, Card Access and security components.
Performs maintenance on FMCS detectors, sensors, controllers and installs
new point control wiring.
Instructs other maintenance personnel in operation and maintenance of FMCS
files and control commands.
Maintains and operates stand-by equipment for supplying utilities during
emergencies including high pressure boiler.
