SITE & AREA CONDITIONS : Rectangular shaped parcel with 298 feet fronting Carroll Avenue and 291 feet along Milton Street . The site includes approximately 86720 square feet in area. There is and existing building on the north half of the property (Open Door , Baptist Church) and the south half is a vacant site . ' C . REQUIRED FINDINGS : 1 . All the applicable provisions of the Legislative Code are complied with. 2 . The proposed subdivision will not be detrimental to the present and potential surrounding land uses , � 3 . The area surrounding the subdivision can be planned and developed in coordination and compatibility with the proposed subdivision. � 4 . The subdivision is in conformance with the Comprehensive Plan. 5 . The subdivision preserves and incorporates the site ' s important existing natural features , whenever possible . 6 .
