WHEREAS, St. Paul Port Authority has submitted the attached proposed final
plat for City Council approval ; and
WHEREAS, the appropriate City departments have reviewed the proposed final
plat; and
WHEREAS, the proposed final plat has been determined to meet the requirements
of Section 67 of the Zoning Code;
NOW, THEREFORE, BE IT RESOLVED, that the City Council accepts and approves
this final plat for Energy Park No. 4.

A. PURPOSE: To consider the final plat approval of Energy Park No. 4. The lot is being
replatted because the road right-of-way is to be dedicated.
B. SITE & AREA CONDITIONS: This site is vacant land. The street already exists.
North: Industrial, vacant land
East: Industrial
South: Industrial, railroad tracks
West: Industrial, vacant land
C. RE5,2UIRED FINDINGS:
1, All the applicable provisions of the Legislative Code are complied with.
2. The proposed subdivision will not be detriraental to the present and potcntial surrounding
land uses.
3. The area surrounding the subdivision can bc planned and developed in coordination and
compatibility with the proposed subdivision.
4. The subdivision is in conformance with the Comprehensive Plan.
5. The subdivision preserves and incorporatcs the site's important existing natural features,
whenever possible.
6. All land intended for building sites can be used safely without endangering the residents
by peril from floods, erosion, continuously high water table, severe soil conditions or
other menace.
7. The subdivision can be economically served with public facilities and services.
D. STAFF RECOMMENDATION: Based on the above findings, staff recommends approval of
Energy Park Number 4.
