PURPQ,��: To split a parcel into two single family residential lots; northerly lot requires a variance for lot width. MINIMUM LOT WIDTH REQUIREMENTS: In an R-3 district, 50' lot frontage required, new lot would have 49.00 feet. B. SITE & AREA CONDITIONS: The parcel is comprised of three 40' lots and 10' of an additional lot; the total lot area is 16,370.6 square feet. The parcel slopes slightly toward the street from the west and there are mature trees on the property. A detached garage now located on the northern area of the parcel will be removed when a new house is constructed. A single family house is located in about the middle of the parcel. The two lots being created will be able to meet lot size standards of 6,000 square feet. The northerly lot will have 6,117 square feet and the southerly lot will have 10,252 square feet. C. FINDINGS: 1. City staff have reviewed the proposed split and found it to be in conformance with the subdivision regulations 67.304, with the exception of minimum lot width. Other standards of the district can be met by this proposal. 2. The City Council may grant a variance from the subdivision regulations when compliance would create an unusual hardship to the development of the land, and based on findings as specified in section 67.703 of the zoning code. These findings are as follows: a. The intent of the (subdivisfon) chapter is met; The intent of the subdivision chapter is to provide for the orderly and economic development of land; this lot split and variance will meet that intent. b. This application has completed all the required city department reviews and is in compliance with city subdivision standards with the exception of lot width for Tract A. The subdivision ordinance requires that lots are 6,000 square feet and 50' wide for property in the R-3 zoning district.
