WHEREAS, Kenneth Bacchus, Inc. has submit ed the attached proposed final plat
for City Council approval ; and
WHEREAS, the appropriate City departments have reviewed the proposed final
plat and found it in compliance with the equirements of Chapter 67 of the
Zoning Code pertaining to subdivisions;
WHEREAS, a public hearing before the City Council was conducted on February
25, 1988,. where all interested parties w re heard, and the Council considered
all the facts and recommendations concerning the application;
NOW, THEREFORE, BE IT RESOLVED, that the ity Council accepts and approves

A. PURPOSE: To consider final plat ap roval for Bacchus Afton Hills. The
proposed plat will create 12 new si gle-family lots; four lots will face Londin
Lane and the other eight lots will ace a newly created cul-de-sac named
Winthrop Street.
B. SITE � AREA CONDITIONS: This prope ty has a large incline located in
approximately the middle third of t e site which can be accommodated in the
layout of the structures. The area is surrounded by single family zoned
property, R-1.
C. REOUIRED FINDINGS:
1. All the applicable provisions of th Legislative Code are complied with.
2. The proposed subdivision will not b detrimental to the present and potential
surrounding land uses.
3. The area surrounding the subdivisio can be planned and developed in
coordination and compatibility with the proposed subdivision.
4. The subdivision is in conformance w th the Comprehensive Plan.
5. The subdivision preserves and incor orates the site's important existing natural
features, whenever possible.
6. All land intended for building site can be used safely without endangering the
residents by peril from floods, ero ion, continuously high water table, severe
soil conditions or other menace.
7. The subdivision can be economically served with public facilities and services.
D. ADDITIONAL FINDINGS: This proposal has completed site plan review.
E. STAFF RECOMMENDATION: Based on the above findings, staff recommends approval of
the Bacchus Afton Hills final plat.
