The lot split s requested in conjunction with the sal and transfer of the roperty in question to Irvin Grudem for his use as a parking ot. Grudem owns the property to the wes of the lot in questi n on which he operates a commercial bui ding. Th subdivision chapter require that all unplatted property to be platted at th time of a lot split. The r quest for variance is to wave that requirement du to the unusual dimension an location of the proposed new parcels. 2. Th proposed subdivision wi11 n t be detrimental to the present and potential su rounding Iand uses. T�a spur tracks divide the parc 1 into three oddly shaped sections. These se tions would be very difficul to develop as any other use besides parking. 3. Th area surrounding the subdiv sion can be planned and developed in co rdination and compatibility ith the proposed subdivision. A DITIONAL FINDINGS TO SUPPORT A VARIANCE FROM SECTION 67.703: 1. The conditions upon which the re uest for a variance is based are unique to the pro erty for which the variance s sought and are generally not applicable to oth r property. The configuration of land to rai road lines are unique to this property. 4. The Iiteral interpretation of th provisions of this chapter would deprive the app icant of rights commonly enj yed by other properties in the same zoning dis rict. The surrounding area is unplatte property; there is no intent to build or to use the land for other than surf ce parking for the adjacent industrial use. By per itting the subdivision, the pplicant will be able to retain use of the tra ks but sell the vacant parce s between the tracks to an adjoining property own r. 5. The special conditions and circu stances do not result from the actions of the app ican t. The land configuration is not a esult of actions of the applicant. 6.
