WHEREAS, Saint Paul Port Authority, has submi ted the attached revised final
plat for City Council approval ; and
WHEREAS, the appropriate city departments ha reviewed the revised plat and
found it to meet the requirements of Chapter 7 of the Zoning Code; and
WHEREAS, notice of public hearing before the ity Council was duly published in
the official newspaper of the city and notic were mailed to each owner of
affected property and property situated wh'oll or partly within 350 of the
subject property; and
WHEREAS, a public hearing before the City Cou cil was held on July 20, 1989,
where all interested parties were heard, the ouncil having considered all the
facts and recommendations concerning revision to the plat;
NOW, THEREFORE, BE IT RESOLVED, that the City Council accepts and approves the
revised plat for Riverview Industrial Park Nu ber 4.

A. PURPOSE: To consider final plat approval for revisions to Riverview Industrial
Park No. 4 and Riverview Industrial Park No. to correct errors in legal
descriptions.
B. SITE AND AREA CONDITIONS: The property is d eloped industrial land lying below
the bluff. Land to the east across Lafayett is used for the Saint Paul
Airport. Lands to the north and west are de eloped with industrial uses.
C. REOUIRED FINDINGS:
1. A11 the appZicable provisions of the Legisla ive Code are compZied with.
Staff review is completed for the proposal a d it meets required city standards.
2. The proposed revision of the subdivisions wi 1 not be detrimental to the present
and potential surrounding Iand uses.
All properties are developed with uses comp tible to the area
3. The area surrounding the subdivision can be planned and developed in
coordination and compatibility with the pro osed revised subdivisions.
The surrounding area and the areas of the p oposed revised plats are compatible
with respect to land uses.
4. The subdivisions are in conformance with th Comprehensive Plan.
The comprehensive Plan land use policy 4.3- states that "the city will continue
to work with private developers and the Sa' t Paul Port Authority to facilitate
the maintenance and creation of energy eff'cient industrial parks." The
proposed revisions to these plats will cla ify legal descriptions in the
Riverview Industrial Park area.

5. The subdivisions preserve and incorporate the ite's important existing natural
features, whenever possible.
The area is generally flat.
6. A11 land intended for building sites can be us d safely without endangering the
residents by peril from floods, erosion, conti uously high water table, severe
soil conditions or other menace.
The land is already developed.
7. The subdivisions can be economically served w th public facilities and services.
All lots can be served by public facilities a d services.
D. STAFF RECONIl�4ENDATION: Based on the above fi ings, staff recommends approval of
the revised plats for Riverview Industrial P rk No. 4 and Riverview Industrial
Park No. 6.
