Dear Sir:
On February 16, the City Council wil� h ld a public hearing on the above
captioned item. City Council review'lis necessary for all platting in the city.
This plat creates six parcels and in�lu es a new street, West Gate Drive, and
reconstructed Pearl Street. Two out�ot on the plat are intended to become
part of the University busway. ,
Appropriate city departments have re ie ed the plat and found it in conformance
with all applicable city standards.

Drive and reconstruct Pearl Stree , o outlots indicated on the plat are
intended to become part of the ne U iversity busway.
B. SITE & AREA CONDITIONS: This pro er y is basically flat and was recently
cleared. Adjacent property to the no th, south and west is developed for
industrial uses.
C. REOUIRED FINDINGS:
1. A11 the applicable provisions of he Legislati-ve Code are complied with.
' Staff review is completed for the pr posal and it meets required city standards.
2. The proposed subdivision wi11 not be detrimental to the present and potentiaZ
surrounding land uses.
The properties are developed wit us s compatible to the area.
3. The area surrounding the subdivi io can be planned and developed in °
coordination ar2d compatibility w th the proposed subdivision.
The surrounding area and the are o the proposed plat are compatible with
respect to land uses.
4. The subdivisioa is in conformanc jw th the Comprehensive P1an.
