ADVANTAGES IF APPROVED: With the approval of the boundary change, Enterprise Zone credits can be provided to Seven Corners Ace Hardware, Inc. to assist in the renovation of the facilities at 319 Eagle a�id 300 Chestnut Street along with the construction of an addition to the b.uildings. Approxi- mately 46 new jobs will be created as a result of the project. With the inclusion of these properties in the Enter^prise Zone as an inducement for Ace Hard- ware to proceed with the acquisition, renovation and addi.tions, the facility will become taxable and strengthen the City's Riverfront Tax Increment District. A formal public hearing at the City Council has been scheduled for July 19. The change would result in the follawing: Estimated Market Value - 1985 Amenc�nent $82,927,522 Estimated Market Value for Added Parcels 540,060 New Market Value $83,467,582 Existing Enterprise Zone Acreage - 375.70 Additions - 1.42 377.12 T:ze estimated market value per acre based on the realic�nment will be $221,328.97 per acre. This is below the State maxi�n of $300,000 per acre. The 377.12 total acreage in the Zone is also less than the maximum of 400 acres allawed.
